Foundation Repair

Supporting A Weak Foundation

Structural damage to the foundation is one of the biggest problems a home or building can face, especially when the foundation has dropped or settled significantly. A shifting foundation not only damages the foundation walls but also causes cracks and stuck doors and windows in the above-ground structure. Most importantly, it destabilizes the entire home or building and places it in jeopardy of collapse.

Toledo Basement Repair works closely with registered professional engineers.  We determine which steel piering system is best suited for each project. We have several choices available, depending on your structure’s foundation design and the underlying soil composition. Either the push pier or helical pier system will be offered as a solution to your foundation problems. Learn a little more about each of these systems below.

The Consequences of Foundation Problems

A weakened or damaged foundation can spell disaster. It’s not just about unsightly cracks or stuck doors and windows; it’s about the stability and safety of concrete foundations for your entire home or building. Here’s what you need to understand:

  • Foundation Damage: A shifting foundation can cause significant harm to the foundation walls, leading to structural instability.
  • Above-Ground Issues: Foundation problems can manifest as cracked walls and doors or windows that no longer open or close properly.
  • Safety Risks: Most critically, a compromised foundation jeopardizes the structural integrity of your entire property, putting it at risk of collapse.

Signs of Foundation Issues

It’s helpful for homeowners and property owners to be aware of the common signs of foundation problems. This can include things like:

  • Cracks in Walls: These can manifest as zigzagging or stair-step cracks in the masonry, drywall, or exterior stucco.
  • Uneven Floors: When you notice that your floors are sloping or uneven, it’s often a sign of foundation settlement.
  • Sticking Windows and Doors: Difficulty in opening and closing windows and doors can be a clear indicator of foundation issues.
  • Basement Moisture: Persistent moisture in your basement or crawl space can signal foundation cracks that need repair.

Professional Expertise Matters

Foundation repair isn’t a one-size-fits-all solution. It requires a deep understanding of structural engineering and the right tools and techniques to address the specific issues unique to your property. Toledo Basement Repair works closely with registered professional engineers to assess and determine the best approach for your foundation repair. Here are the two primary methods of foundation repairs we offer:

Push Piers

When all or a part of a foundation drops it can be repaired permanently and effectively with a system of steel hydraulic push piers. The structure is raised back to level with hydraulics. It is then supported by the piers sitting on a load-bearing layer of rock underground.

Our in-house perfect pier system, unlike older pier systems using concrete in various forms, penetrates more deeply into the earth.  This ensures a stable base and allows for a more precise raising and leveling of the building.

Helical Piers

Toledo Basement Repair uses a variety of  Helical Piles, Anchors, and Accessories based on the project and application. Termination devices coupled with helical piles are used to reinforce footing or stem walls.  This is accomplished by spacing them apart depending on the structure’s load and the soil’s bearing strength.

For exterior remediation, underpinning brackets support the load of the structure.  It also transfers that to the anchoring system. When interior remediation is required, an interior slab bracket is a preferred solution.

Trusted, Certified Service

After most foundation stabilization projects, windows and doors that were stuck will once again work normally. Cracks in the walls will become repairable and furniture will sit level again.

Our foundation repair team uses engineering data and the latest technology to ensure that each foundation we repair is done right, on time, and cost-effectively – and stays that way. If your foundation is in trouble, please contact us for a consultation.
