Basement Waterproofing Toledo & Structural Repair

Homeownership sometimes comes with problems that aren’t immediately visible. In Perrysburg, Ohio, moisture beneath a home and shifting soil can affect crawl spaces, foundations, garages, and other structural areas over time. Catching those warning signs early can make a major difference in protecting the property.

After recently purchasing this Perrysburg home, the homeowner wanted to address several concerns discovered during an inspection. The crawl space contained excess debris and aging insulation, the sump pumps were candidates for replacement, and signs of foundation settlement were visible around the crawl space walls, chimney, and garage foundation.

Toledo Basement Repair developed a comprehensive plan combining crawl space waterproofing, encapsulation, insulation, and foundation stabilization.

Identifying the Crawl Space and Foundation Problems

The crawl space needed more than a basic cleanup. Old insulation, an existing vapor barrier, loose material, and other debris had accumulated beneath the home. Without proper moisture and air control, an untreated crawl space can contribute to condensation, uncomfortable indoor temperatures, and poor conditions beneath the structure.

More importantly, the inspection identified signs of settlement in multiple areas. Cracking and movement around the crawl space, chimney, and garage indicated that portions of the foundation needed additional support.

The existing sump pumps were another concern. Since they play an important role in managing groundwater, replacing them provided the homeowner with a more dependable drainage solution.

Crafting the Right Waterproofing and Foundation Repair Solution

The project began with debris removal throughout the crawl space, including old insulation, vapor barrier material, loose floor insulation, and unused flexible ductwork.

Our team then installed closed-cell spray foam insulation along approximately 200 square feet of non-heated crawl space walls, along with R-19 insulation at the rim joists. Closed-cell spray foam helps resist moisture while sealing air gaps that can contribute to energy loss.

For moisture protection, we installed the CrawlShield™ Encapsulation System. A DimpleShield™ layer was placed beneath the CrawlShield™ barrier for added puncture resistance and limited groundwater protection. The 16-mil woven polyethylene CrawlShield™ was installed across the crawl space, with seams carefully caulked and taped using FinishTape™ and FinishSeal™. The finished system creates a cleaner, brighter crawl space while helping reduce moisture and soil-gas migration.

The sump system was also upgraded with new 1/3-horsepower Fast Sump pumps, including check valves and necessary fittings.

Foundation stabilization required several targeted solutions. Eight push piers were installed in the crawl space, with another two supporting the garage. These high-strength steel piers transfer the building load to suitable load-bearing soil or bedrock, helping prevent continued settlement.

The team also installed four helical piers at the garage and five additional helical piers for the chimney and crawl space area. Each area was benchmarked before installation, evaluated for load capacity, stabilized, and lifted where appropriate within the structure’s tolerances.

Delivering Lasting Results

This Perrysburg project addressed both the environment beneath the home and the structural problems affecting the property.

With the crawl space cleared, insulated, encapsulated, and supported by a more reliable sump system, the homeowner now has stronger protection against moisture and unwanted air infiltration. Meanwhile, the push pier and helical pier systems provide deep structural support designed to prevent further foundation settlement.

Instead of treating individual symptoms, Toledo Basement Repair addressed the interconnected crawl space, drainage, insulation, and foundation concerns to provide a more complete long-term solution.
